Contract to Close Service

  • Coordinate the Opening of Escrow.

  • Email introductions to all transactions parties, including but not limited to: Buyer/Seller, Lender, Title/Escrow, Other Agents and Coordinators.

  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates, initials, signatures, and broker information is completed.

  • Monitor and track all of the deadlines per contract agreement.

  • Submit copies of reports to appropriate Agent & Escrow.

  • Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.

  • Prepare addenda - Agent to provide EXACT wording.

  • Prepare Request for Repair (RR) or Seller Response to Request for Repair (RRRR). Agent to provide EXACT wording. 

  • Serve as the main point of contact for all parties.

  • Send reminder email to Agent 1 week to COE for closing gift.

  • Communicate closing details and updates to Buyer/Seller.

  • Send congratulations/thank you email to Buyer/Seller. 

  • Send Agent’s link for testimony on experience to client.


Listing Coordination Service

  • Gather required disclosures and paperwork.

  • Ensure brokerage listing compliance is met (if applicable).

  • Assist with sign and lockbox coordination if using third-party. 

  • Assist with scheduling photography. 

  • Schedule open houses.

  • Other administrative items as needed to prepare the listing.
